Last October I attended my first Darren Week’s free 3 hour session in Langley. I was shocked by how much that one night could change my thinking so radically.  It was like a clarity light bulb finally turned on. Actually, the light was flashing wildly in my head. How could I have existed for 36 years and not ever had realizations like this before?  Being wealthy had nothing to do with my job, my upbringing or my education - it had to do with CREATIVITY. I could create my own wealth with motivation, goals, drive, and, most importantly, with having a mentor. 

Immediately I signed up for the membership and started reading CASHFLOW Quadrant (which I received free from you for bringing my mom with me!).   As I read the book, my excitement grew.  It was difficult to sleep at night with my mind racing! 

At the presentation I met Jayn Steele. I participated in the Fight Aids Save Taxes program. I was so excited about it that I joined up to be an Ambassador.  Jayn has become an amazing Mentor, not with just the Fight Aids Save Taxes, but also with other investment strategies.  Being an Ambassador allowed me to share the program with others and meet some very knowledgeable people like Shy Kurtz, Zeev Landesburg and Steve Arnold.

An additional benefit to the program is receiving all the updates of upcoming conferences, discounts on these conferences and VIP seating is a nice perk too! I went to Darren’s weekend  conference in November, had the opportunity to play the Cashflow game, hear amazing speakers and meet someone who has been a huge influence on me.  I met Jim Delorme.  WOW! Have I learned a lot from him.  He has helped to re-arrange my current mortgage structure and taught me all about Lease Options.  He has become yet another valuable mentor. 

The most beneficial part to the membership, so far, has been the Audio CD’s I’ve been receiving. I have learned so much and had been able to implement some of my learning already.  The last CD promoted Joint Venture Boot Camp, which I will be attending in May.  I am extremely excited about that!

I cannot believe how blessed I am to have noticed that ad in the paper! Attending that FAST evening seminar seriously changed my life.  Now, I am on a the path to financial independence and I will get out of the Rat Race!

In summery, my membership to the Fast Track Inner Circle has benefited me in all aspects of my life. I’m more focused, I have goals, I have started investing (stopped all my RRSP’s and Mutual Funds) and I am researching ways to create positive cash flow.  The way I view money has changed, even my language around money has changed! Thank you Darren Weeks, David Dubeau and all the staff of the Fast Track Inner Circle.

Over the last 8 months my partner and I decided to invest in real estate in the Winnipeg market.  To make things perfectly clear, we did so by using OPM (sort of), allow me to explain.  Using the equity in my partner’s property, we opened a Credit Line worth approx. 85% of its value.  Using the access to this capital, and along with the “Property Analyzer” spreadsheet I developed, we began our search for properties meeting our criteria.  As luck would have it, I met 2 individuals who owned massive real estate portfolios who quickly formed to become my mentors.  It’s quite evident that when you start to sharpen your focus in life, people and opportunities begin to cross your path.  Carefully, while accumulating property we were quick to ensure cash flow and revenues were profitable, while servicing the interest owing on the credit line.  We also liked the idea of using the credit line, as it created yet another deduction come tax time and provided some security for unforeseeable repairs.  Our experiences also lent themselves to successfully (and unsuccessfully) negotiating with Realtors, FSBO’s and also pre-build condos (thanks for the tips Inner Circle Newsletter). 

I still remember the evening we had learned we successfully purchased our first investment property (a duplex), I was very pumped but also a little freaked out (probably more freaked out – I must say)!!  The following day (August ’07), I bought lunch (thanks Darren) for both my mentors and can remember clear as day one of them saying “Great work, now you have to purchase another one before December”.  Wow, I thought – no celebrating?  Talk about ACTION!  Well, I ended up actually purchasing 2 more before that goal.  Fast forward to today, with 7 doors under our belt, we are certainly on the FAST TRACK.  We’ve strategically leveraged equity; continue to cash flow on all properties while servicing monthly expenses; and lastly have solidified our core “Power Team”.  Who would have thought that 8 months ago, I would be in control nearly 600K worth of real estate!

I am certain the minute my life changed was the moment I decided to TAKE ACTION (with educated risk)!  Not only has my context grown, but my confidence and business vision has exploded substantially.  We have a five-year real-estate goal of 25 doors (which I think we’ll smash by the way!), and will start another business (not Real Estate) in 2008.  Not sure what yet, but have committed to starting one and TAKING ACTION.

Lastly, did I mention my partner is actually my Mom?  In short, this Joint Venture is simply a vocation for me to educate my Mom on financial freedom and real estate literacy, while giving back to her for all she’s done for me throughout my life.  She’s always dreamed of a vacation property (down South) to call her own.  She thought only “the rich” could afford these opportunities.  I’m confident that within the next 12 months, we’ll have accumulated enough equity within our portfolio to strategically purchase her vacation home dream!

I want to sincerely thank Dave Dubeau for his enthusiasm in growing the FTIC Newsletter and his desire to keep things “fresh” and informative.  But most importantly, I would like to share my sincere gratitude to Darren Weeks for his passion on educating Canadians in Financial Literacy, and introducing me to perhaps the single most important ‘business’ lesson I’ve ever learnt (and I’m a B.Comm Honours grad)…. LIFE REWARDS ACTION!!!!

I can't wait to tell you that I am in the process of closing a deal for a 10,000 sq. ft property with only twenty thousand dollars from my bank account (That’s all I have!). It has ten residential units and two retails units. With another $50K renovation, the value of this building can be force appreciated to $200K more in a short time! I acquired this excellent deal using the technique you have taught. Thank you, Darren, for teaching me and inspiring me on the way to pursue financial freedom. Like many other Fast Track Inner Circle members, I have benefited so much from you, Dave and many more wonderful individuals.  

As an immigrant from another side of the world, I have seen and heard so many stories about the hardness for new immigrants in this country. After realized that a job can only bring me to no there, the feeling of hopeless bites me EVERY SINGLE DAY! My financial burden becomes heavier after having family and two lovely children. I don't want to accept the suggestions that most of the others are struggling so I will be the same.  I want a change.

By chance I get to know Darren, Dave and the amazing Fast Track team. I was so impressed about the mission and results they have delivered. But it took me nearly two years before I made up my mind and brought my first income property, a four-plex. Though the cash flow is not much, I already saw the direction I should go: built up asset through real estate. Inspired by your words “Think Big”, I started to look at some bigger deals till I find this one. This is the property I can hold for rest of my life. I feel great and will continue my real estate investment. It is also my pleasure to share my experience with you all.

The information at FastTrack and its references and networks is good and I found that it motivated me to go and get a line of credit to put towards either a rental property or a joint venture.  The rental property idea came from the information from fast track.  As well I am trying to learn more information whilst I am proceeding on this joint venture I am involved in.  I find you articles inspirational and motivational and suggest you continue to provide good solid information for people to help them with their whole sphere of finances in this fast paced, challenging society. Keep the articles coming and continue to searching for top draw type opportunities for investors who want to participate.  Keep up the good work.

I attended my first Fast Track Weekend event in Nov 07 it’s a time that I will always credit as a major step in my continuing financial education. My business at the time had been making steady progress for the past 8 months. The weekend was an eye opening time the wealth and diversity of speakers/leaders in their field was incredible the opportunities to find coaches, mentors etc. was inspirational I had never been in such an environment or experienced anything like it. Yet the only thing that I was in the position to do was to become an Inner Circle member and subscribe to the Inner Circle Action Letter. That action was a turning point in my life. In the last six months since that weekend my customer base has increase by 30%, income by 40% and profit by a minimum of 25%. More than a few of speakers from that weekend I have shared seminars with one is now my marketing coach and the quality of information that I have had access to is unsurpassed and this is only the beginning. I have scheduled more vacation time this year that at anytime in my 60 years as well as having a quality of life that I had never experienced. Pretty good for six months work.

I attended the very first meeting that Darren held here in Medicine Hat back in Dec 07 I believe. At that time I learned about a lot that I was thinking about but didn't know for sure how it all worked together. This meeting cleared up a lot in my mind. I do have some revenue properties but they were earned with sweat and tears. I am currently on a CPP disability so when I say sweat and tears that is what I really mean. They were hard come by. This meeting cleared up a thought process for me that has allowed me to move on to other areas. I did also attend the meeting the following day on Darren’s Costa Rica investments and decided that was where I was going to invest in next.

I did a ton of follow up after that meeting, found a family member that would invest with me, looked at the lots for sale on line the whole bit. But unfortunately that did not work out. As I am on dialysis 3 days a week, one of the requirements for me to move on this was to find out if I could get dialysis in Costa Rica in a fairly close hospital to the area the lots were in , we tried for 2 months to contact a hospital down there with no success in an answer back. The other investor I had, was even in Costa Rica to look at the area I was talking about. In the end we cancelled this thought process, just because of the difficulties in getting treatment down there for myself. I came out of this a little disappointed , but looked ahead and said time to move on to see what else is out there.

A main point that I also came out of this meeting with was, DO NOT PROCRASTINATE. IF you see a deal find a way to make it work or it will be gone and someone else will be enjoying the benefits down the road. As my dollars come slow and never not enough being on CPP this was a favorite with me. PROCRASTINATION.

I went looking , found another investment offering on raw land for sale for future development. Did my research and feel very confident that it will pan out for me. Contacted my daughter , (who is now following her Dad's footsteps and looking for investment's), and she too was interested. Whew, great, couldn’t afford to venture in this myself, I now have another partner and we are proceeding on closing the deal on a half acre of raw land, situated within a cities bounderies, and currently in the process of rezoning for future development. AM  I going to procrastinate again, not if I can find a way to come up with the monies needed to secure future possible investments I'm not. By partnering with another investor, we were able to purchase a larger parcel, at a discount, and saved ourselves over a grand by doing so.

We are now looking in a couple of areas in Sask, that are just starting to open up. Maybe our next purchase will be there. Who knows.

Being a member and reading all the info we are given, listening to the tapes, etc opens up a whole new avenue for those of us who were maybe started a bit in their own way, but got stuck in a rut on how to continue on further. I my case , I need to continue on, CPP just does not provide a decent enough of a living for me and my family.
I guess that about rap's it up for me for now.  Thanks for the opportunity to express what I am doing since my first seminar with Darren.

It has been a year since I first attended a Fast Track event and I heard about the Fast Track Inner Circle.  Although I've owned a rental property for over six years now, I wasn't treating it as a business.  Since becoming a FTIC member, I have registered as a business (& in the process of incorporating) and got proper business cards.

I've since bought a second rental property which I renovated, and am working on acquiring my next eight properties this year.  I've made a few offers that didn't go through for one reason or another, but I've learned from each experience.  If I hadn't taken ACTION I wouldn't have had these opportunities to learn and be that much closer to my goals.

I joined the FTIC less than two years ago, and it seems like forever now.

At the time I was running two businesses, working all the time, and hardly really getting anywhere. I worked for myself, but I was basically a glorified employee. Truthfully, I joined FTIC to get some discounts on things I would have paid full price for anyway. I didn’t realize the value in it until much later. After joining I attended a couple of events; JV 101 with Robin Elliot, a multi-unit real estate seminar with Ken McElroy, and purchased the course “Fast Track to Real Estate” by Darren Weeks and July Ono. Just having the pleasure of meeting and shaking hands with people of this calibre is makes it worth my while to be a member! With where I am, and where I am going in business and investments, I can learn a great deal from these people. And I have.

FTIC brings “gurus” together with struggling entrepreneurs, aspiring business owners or investors, and really levels the playing field for a guy like myself.
With these sources of education behind me, along with the newsletter articles, audio cd’s, and access to events, I was able to re-structure my real estate, turn it into a business, and leave the rat race!

It seems like I am moving along in my personal and professional development, and all of a sudden the right piece of advice comes along that changes everything. FTIC brings these pieces of advice right to my home every month. Within 2 months of being introduced to FastTrack I have become an FTIC member as well as a FTIC Peak Performance member.  With the knowledge I have assimilated from these extraordinarily valuable services I have formed multiple business relationships that have already made and saved me thousands of dollars.  For example, the owner of an established property management company was able to provide me with the entire legal structure for everything required to start my own Property Management, Holding and Trust companies which saved me thousands in legal fees.  In return, I was able to provide him a Website and web-based email for his company for the next 2 years.

Without exposure to these individuals, I would not have realized my own heightened sense of the opportunity that surrounds me every day.  In 2 short months, I have managed to start 5 new companies, attract $10,000 in additional revenue exposure, made countless business contacts, get a digital assistant, hire 2 new employees, helped multiple businesses generate thousands of dollars each, and somehow be with my wife while she brought our baby into this world.  I can’t wait until the next FastTrack seminar so I can see what being associated with FastTrack has meant to them and their bottom line.

I can’t imagine how much longer myself and my business’s would have been caught in a holding pattern without the exposure to FastTrack.  Becoming an action taker with FastTrack has changed my life forever.
